REHABILITATION OF LOTA OFFICES, PÓVOA DO VARZIM, 2021-2023

The intervention aims at the complete remodeling of all administrative spaces at the Lota of Póvoa de Varzim, taking into account the following principles: optimization of operational conditions, improvement of physical characteristics, and guarantee of the highest standards of hygiene, safety, and environmental quality. The characterization of the new spaces considered the suitability of the workplace to current practices, technological updating, and thermal, acoustic, and lighting comfort.

 

The existing building presented several concrete pathologies, with exposure and oxidation of the reinforcement. On the exterior envelope, interventions were carried out on the facade and openings to improve thermal insulation, with the introduction of new finishes and capping. The intervention allowed for the simplification of the main elevation and the opening of new openings that give the building a new relationship with the sea, to enhance the interior environment of the offices and take advantage of natural light.

 

The redesign of the interior office lighting included LED luminaires suitable for offices, ensuring efficient and comfortable illumination. Acoustic comfort was achieved through three elements: new partition walls between offices with rock wool insulation, acoustic absorption with a new suspended ceiling made of wood wool, and linoleum flooring to minimize impact noise. The ceiling and floor are the two main unifying elements of the space, with a continuous line throughout the office area formed by the correspondence between baseboards and door trims.

 

The sanitary facilities were completely remodeled to continue the look of the offices, with new equipment and interior layout, and the inclusion of an accessible restroom on the upper floor and another on the lower floor, serving the entire fish market building. The rehabilitation also included the renovation of the electricity, telecommunications, water, sewage, ventilation, and air conditioning infrastructure.
